Sur 2 - Flood Risk

 

A Flood Risk Assessment (FRA) is mandatory as it comes under the 'Design Stage Mandatory Elements ' listed under Sur 1 (see page 141 of May 2009 CSh or page 127 of Nov 2010 CSH).

Aim:
To encourage housing development in low flood risk areas, or to take measures to reduce the impact of flooding on houses built in areas with a medium or high risk of flooding.  

Credits: Max. 2

Assessment Criteria:
Two credits are available for developments situated in Flood Zone 1 and where a site specific FRA indicates there is a low risk of flooding from all sources.  All sources includes: fluvial, tidal, pluvial, sewers, groundwater + artificial sources of flooding.

FRA for CSH (sites in Flood Zone 1 and <1 HA):
FRA Level 1 - Screening Study

  • FRA Screening Study prepared in accordance with PPS 25.

  • Assessment of all potential sources of flooding

  • Recommend flood resilience/resistance if required.

  • Recommend number of Sur2 credits available.

  • Undertaken by an appropriately qualified professional.
