Site for proposed residential development near Dunmore, Arith. Site is shown to lie on the edge of the local SEPA Indicative River and Coastal Flood Map and to be at risk of flooding from the sea under a 0.5% flood event. Planners requested SPP7 compliant FRA. Consideration of both fluvial and coastal flooding required and qualitative appraisal of flood risk at the site. Extent of flooding, potential impacts of development on flood risk elsewhere, access and egress routes, resilience of construction and design of the property itself are all to be considered.
